Job Summary

The Maintenance Technician is responsible for the overall upkeep, safety, and functionality of residential and commercial properties. This role involves a wide variety of tasks including troubleshooting, routine preventive maintenance, and emergency repairs across multiple trades. The ideal candidate is a "Jack of All Trades" with high attention to detail and excellent customer service skills.

Key Responsibilities

  • Plumbing: Repair or replace faucets (Moen, Delta, Kohler), fix leaky toilets, clear clogged drains, and troubleshoot garbage disposals (InSinkErator).

  • Electrical: Replace light fixtures, outlets, switches, and ceiling fans. Troubleshoot minor circuit issues and reset breakers.

  • HVAC (Basic): Perform seasonal maintenance, including filter changes and coil cleaning. Troubleshoot thermostats (Nest, Honeywell) and identify system malfunctions.

  • Make-Readies / Turns: Efficiently prep vacant units for new tenants, including wall patching, painting, flooring repair, and deep cleaning.

  • Carpentry & Exterior: Repair doors, hinges, and locks (Schlage, Kwikset). Repair drywall, install blinds, and perform minor fence or deck repairs.

  • Appliance Repair: Diagnose and perform minor repairs on household appliances (GE, Whirlpool, LG) such as dishwashers, stoves, and refrigerators.

  • Documentation: Maintain digital work orders using property management software (Yardi, AppFolio, or Lessen) and keep accurate records of parts used.

Required Skills & Qualifications

  • Experience: 2–5 years of experience in residential or commercial maintenance.

  • Tools: Must own a basic set of hand and power tools (drill, impact driver, multi-tool, etc.).

  • Technical Knowledge: Ability to read blueprints, follow technical manuals, and use diagnostic tools like multimeters.

  • Physical Ability: Must be able to lift up to 50 lbs, climb ladders, and work in tight spaces (crawlspaces/attics).

  • Transportation: Valid driver’s license and a reliable truck or van with proper insurance.

  • Soft Skills: Strong problem-solving abilities and a professional, friendly demeanor when interacting with tenants.
